Job Title: Director of Preconstruction
Location: Austin, TX
The Director of Preconstruction leads the preconstruction efforts for ground-up commercial construction projects, working closely with clients, design teams, and internal stakeholders. This role is responsible for overseeing estimating, budgeting, scheduling, and value engineering to ensure successful project planning and execution.
Key Responsibilities:

Lead all preconstruction phases from project pursuit through GMP or lump sum contract execution.

Collaborate with business development and project teams on proposals and client presentations.

Manage and mentor estimating teams to develop accurate budgets and cost estimates.

Review design documents for constructability, completeness, and cost impact.

Identify and mitigate risks during the preconstruction process.

Oversee subcontractor and vendor engagement for pricing and scope alignment.

Support value engineering and cost-saving initiatives while maintaining project quality.

Develop and maintain preconstruction schedules in collaboration with project teams.

Stay current on market trends, construction costs, and material pricing.
Qualifications:

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.

10+ years of experience in commercial construction, with at least 5 years in a preconstruction leadership role.

Strong understanding of ground-up commercial construction processes and systems.

Excellent leadership, communication, and negotiation skills.
