Job Title: Preconstruction Manager
Location: Dallas, TX

The Preconstruction Manager position is critical to the successful planning and execution of commercial and industrial construction projects, overseeing all phases of preconstruction from initial concept through design, estimating, and subcontractor bidding. While the primary focus is on industrial asset projects, this role will also involve work on other asset types.

Key Responsibilities

  • Manage the preconstruction process from project inception through subcontractor bidding and contract award.
  • Develop conceptual budgets, cost estimates, and value engineering solutions.
  • Collaborate with architects, engineers, and consultants to ensure design alignment with project goals, budgets, and schedules.
  • Lead subcontractor prequalification, bidding, and selection processes.
  • Analyze construction documents, market conditions, and pricing trends to ensure competitive and accurate cost assessments.
  • Work closely with internal teams, clients, and stakeholders to drive project success and maintain HCS’ high standards for quality and client satisfaction.
  • Provide risk assessments and recommend mitigation strategies for project challenges.
  • Ensure compliance with building codes, zoning regulations, and industry standards.

Qualifications & Experience

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • 5+ years of experience in preconstruction, estimating, or a related role within the commercial and industrial construction industry.
  • Strong understanding of conceptual budgeting, cost estimating, design management, and value engineering.
  • Proficiency in preconstruction software, estimating tools, and construction management platforms.
  • Excellent negotiation, communication, and problem-solving skills.
  • Ability to manage multiple projects and work collaboratively in a fast-paced environment.
